Five stages between signing and the keys.

Every Victorian transaction runs through the same stages. Here is what happens at each one, how long it usually takes, and what we do on your behalf.

  1. Before you sign1–2 business days

    Contract and Section 32 review合同与第32条声明审查

    We read the contract of sale and the vendor statement before you commit. Easements, owners corporation fees, planning overlays and building permits all surface here — while you can still walk away.

  2. After signing3 clear business days

    Cooling-off period冷静期

    On a private sale you may withdraw within three clear business days, forfeiting $100 or 0.2% of the price, whichever is greater. Buy at auction and this period does not exist at all.

  3. Weeks 1–3Typically 14–21 days

    Deposit and conditions定金与合同条件

    Finance approval, building and pest inspections, and any special conditions must each be satisfied by their own date. We track them and write to the other side the moment one is met.

  4. Weeks 2–5Runs alongside

    Title, searches and adjustments产权调查与费用调整

    We order title and council searches, lodge your stamp duty, apply any First Home Owner concession, and apportion rates and water to the day. Nothing you do not owe reaches your statement.

  5. Settlement day30–90 days from contract

    Settlement交割

    Funds move electronically through PEXA, the title transfers into your name, and the agent releases the keys. We confirm it has completed before you leave to collect them.

Durations describe a typical Victorian private sale. Auction purchases, off-the-plan contracts and commercial deals each run to different clocks — tell us which you are in and we will map your dates.

Licensed conveyancers in Victoria are regulated by Consumer Affairs Victoria under the Conveyancers Act 2006 (Vic), and are required to hold professional indemnity insurance.

What kind of work do you take on?

Residential and commercial conveyancing: sales, purchases, transfers of equity, off-the-plan purchases, business leases and standalone contract reviews.

Do you work in Chinese?

Yes. We act for English and Chinese speaking clients in either language, including contract terms and settlement figures — so nothing important is understood second-hand.
